Apartment Moving vs Independent House Moving: What's the Difference?

The same 2BHK can be a very different job depending on whether it's in a society tower or an independent house. Apartments bring lifts, rules and parking restrictions. Independent houses bring gates, approach roads, staircases and usually more stuff. Knowing which problems apply to your move helps you prepare and makes the quote more accurate.

Moving into or out of an apartment

Society rules

Most societies want notice of a move. Many restrict it to certain hours, require the service lift to be booked, issue a gate pass for the truck, and some take a refundable deposit against damage to the lobby or lift. A week before, ask the office at both ends:

• Permitted days and hours
• Lift booking and any lift-padding requirement
• Where the truck may stand and for how long
• Whether an NOC, owner's letter or deposit is needed

The lift

Measure the lift's internal size and door opening against your largest items: wardrobe, double-door fridge, sofa, mattress. Anything that doesn't fit goes by the stairs, which takes more people and time. Tell the surveyor so it's priced in. Our indicative charge for floors without a lift is ₹200–₹500 per floor.

Moving into or out of an independent house

The approach road

The main road may be wide while your lane isn't. Older parts of Dehradun such as Dalanwala and areas off Rajpur Road, and newer colonies on slopes towards Sahastradhara Road, often have narrow lanes, sharp turns, low branches or overhead cables. Check:

• Lane width and whether a full-size truck can turn in
• Where the vehicle can stop, and how far that is from the door
• Whether neighbours' parked cars will need to move
• Any steps between the road and the house

If a full truck can't reach, the move may need a smaller vehicle doing two trips, or a longer carry. Both should be in the quote, not added on the day.

Gates and internal stairs

Measure the gate, front door, staircase width, turns, landings and ceiling height on the stairs. Large wardrobes and king-size beds are the usual problems on narrow staircases and usually need dismantling.

More rooms, more things

Houses collect volume that flats don't: terrace furniture, plants and planters, garden tools, ladders, cycles, water tanks, store-room items. Include them all in the survey.

Moving from a flat to an independent house

This is one of the most common moves in Dehradun, and it brings its own surprises:

• Your furniture was bought for flat-sized rooms. A larger house doesn't mean everything fits. Room shapes and doorways differ. Make a simple plan of which piece goes in which room and on which floor.
• Plan by floor. Label boxes with room codes (LR, K, MB, BR2, ST) and put signs on doors so the crew can take things straight to the right floor.
• Don't fill every room on day one. Move what you use, and leave buying for later rooms until you've lived there a while.
• Protect new finishes. If the house is freshly painted or has new flooring, ask for floor and door-frame protection before unloading starts.
• Get the utilities ready. Electricity, water supply, the overhead tank and pump, geyser, internet and gas connection should all work before the truck arrives.

Which costs more to move?

Neither type is automatically more expensive. Cost follows volume, floors, carry distance and vehicle access. A flat with a large lift and a loading bay can be quicker than a house on a narrow lane up a flight of steps. A house with drive-up access can be quicker than a tenth-floor flat with a small lift. Is moving into an apartment harder than into a house?

It needs more paperwork and timing: society permission, lift booking and permitted hours. Houses need more attention to lane access, gates and stairs.

What if the truck can't reach my house?

The mover will use a smaller vehicle, possibly in two trips, or carry goods further. This should be identified at the survey and included in the written quote.

Will my furniture fit in the new house?

Measure your largest pieces and the doors, stairs and landings at the new house before moving day. Anything borderline should be dismantled, or planned for a different route in.
